Located right on the French-Swiss border, Ferney-Voltaire is a thriving city.
Cross-border workers appreciate its fee-free international high school, its shops and shopping mall, its restaurants, its public transports but most of all the fact that it is so near to Geneva and its firms and international organizations, among which of course CERN, the European Laboratory for Particle Physics, not to mention Geneva international airport less than 2 kilometers away.
To get to Geneva, cross-border workers have the choice of the means. Since 2009, a direct bus, the F Line, takes them to the heart of Geneva, the second biggest Swiss city, and its central station in 25 minutes. They can also get to Geneva international airport in 15 minutes via the Y bus line, which will also take them to CERN, while the O line will get them to the Meyrin tramway station, therefore enabling them to easily reach the Praille-Acacias business hub. Most lines also offer a night and weekend service. The attractiveness of the city is therefore easy to understand and demand for housing is high, especially when it comes to rental, thus pushing prices up.
Indeed, according to official notary statistics, prices went up 6.22% in 2012 in the most Swiss of French cities.62.6% of Ferney-Voltaire’s residents rent their homes (source: city of Ferney-Voltaire) and most of them work in Geneva, and mostly for one or the other of the international organizations located there. That is why the city can boast over 110 nationalities amongst its residents. Some of these workers highly skilled are recruited on limited duration contracts or for specific missions, thus preferring to rent their homes rather than buy one.
Prices per square metre are around 18 to 20 €. Since they can find tenants with relatively high revenues, investors are keen to purchase apartments to rent, mostly flats from 1 to 3 rooms. Residents willing to purchase a house will have to look hard to fulfil their dream, since such property is rare and far between. Besides, they rarely cost less than 800 000 €. As for apartments, they are easy to sell if their value is not overestimated.
